How to Verify a Landlord Before Paying

Before money changes hands, make sure you know who you are paying and why they are authorized to collect it. The goal is simple: verify before paying.

Match the contact to the property

A payment request is safer when the person or company collecting money clearly connects to the property, listing, or leasing office.

  • Search the property address and compare official contact information.
  • Ask for the property management company name and website.
  • Be cautious if the contact details change between messages, listings, and payment instructions.

Ask who receives the payment

Deposits and fees should have a clear recipient. If the payment goes to a personal account, ask why and request written documentation.

  • Ask for the legal name of the payment recipient.
  • Ask what the payment is for and whether it is refundable.
  • Keep receipts and written confirmation.

Verify the right to lease the unit

You do not need to become a detective, but you should ask practical questions when something feels inconsistent or rushed.

  • Ask for a lease or application document with the property details.
  • Confirm whether the exact unit can be toured or independently verified.
  • If a person claims to be out of town, ask for another safe verification path.
