Security deposits

When Do You Pay a Security Deposit, Before or After Signing?

Short answer: you normally pay the security deposit when you sign the lease, usually together with your first month's rent, and only after your application has been approved. Paying before you are approved, or before you have seen the unit and signed anything, is not standard and puts all the risk on you. This guide walks through the normal payment sequence, the one amount that is sometimes collected earlier, and how to pay so you stay protected.

The normal sequence

A standard rental runs in order: you tour the unit, you apply, the landlord approves you, and then you sign the lease and pay the security deposit with your first month's rent. The deposit is one of the last steps, not the first. Nothing about a normal process asks for the deposit before you are approved and signing.

  • Tour the unit, in person or on a live video call.
  • Apply and get approved.
  • Sign the lease and pay the deposit with first month's rent.

The one amount sometimes collected earlier

Apart from an application fee that covers screening, a holding deposit is the main payment a legitimate landlord may ask for before signing. It takes the unit off the market while your application is processed, and it should be covered by a written, signed agreement that says whether it is refundable and whether it is credited toward move-in. A holding deposit is not the security deposit, and apart from an application fee it is the main early payment that is normal.

  • A holding deposit reserves the unit during review.
  • It must be in writing: refundable terms and how it applies to move-in.
  • It is separate from, not a substitute for, the security deposit.

How to pay safely

Pay the deposit through the property's portal or by a traceable method, and get a dated receipt. Avoid wire transfers, Zelle, Cash App, and gift cards, especially before a lease is signed. If a landlord insists on an untraceable payment before signing, stop and verify the person and the unit first.

  • Use the property's portal or a traceable method, and keep a receipt.
  • Avoid wire, Zelle, Cash App, and gift cards before signing.
  • Untraceable payment demanded before signing is a red flag.

Questions renters ask

Do you pay a security deposit before or after signing the lease?

Normally at signing, together with the first month's rent, and only after you have been approved. It is not paid before approval.

Is it normal to pay a deposit before being approved?

No. A security deposit comes after approval and at signing. Only a written, refundable holding deposit is sometimes collected earlier.

What is a holding deposit versus a security deposit?

A holding deposit reserves the unit during application review and should be refundable in writing. The security deposit is paid at signing and covers damage and unpaid rent.
