Security deposits

Is It Normal to Pay a Deposit Before Signing a Lease?

Short answer: no, paying a security deposit before you have signed a lease is not standard, and you should be careful. A refundable holding deposit to reserve a unit during approval can be legitimate, but only with a written, signed agreement that says how and when you get it back. A request to send money before you have seen the unit, been approved, or signed anything, especially by wire, Zelle, Cash App, or gift card, is one of the most common rental-scam setups.

The standard order

In a normal rental the security deposit is paid at lease signing, after you have toured the unit and been approved. Money before signing is the exception, not the rule, and a landlord who needs a deposit before there is anything to sign is either disorganized or running a scam.

  • Deposit is paid at signing, after approval.
  • No signed lease means no legal protection for your money.
  • Being rushed to pay before signing is itself a warning sign.

The one legitimate exception

A holding deposit can be collected before signing to take the unit off the market during review. To be legitimate it must be in writing and state whether it is refundable if you are denied or change your mind, and whether it is credited toward move-in. Verbal promises do not count.

  • Put it in writing: refundable terms and how it applies to move-in.
  • Confirm the landlord and the unit are real before paying anything.
  • A holding deposit is not the full security deposit.

The scam version, and how to refuse

The scam asks for a deposit before any viewing, cannot meet in person, has a story for why, and wants an untraceable payment. You refuse by insisting on a tour and a signed lease first, and by paying only through a traceable method. If they will not allow a viewing or a signed agreement, walk away.

  • No tour, a story for why, and an untraceable payment request.
  • Insist on a viewing and a signed lease before any money.
  • Pay only by a traceable method, never wire or gift card.

If asked to pay before signing

You have toured the unit in person or on live video.
Any pre-signing payment is a written, refundable holding deposit.
The landlord and the unit are independently verified.
Payment is traceable, never wire, Zelle, Cash App, or gift card.

Questions renters ask

Is it normal to pay a security deposit before signing a lease?

No. The security deposit is normally paid at signing. Only a written, refundable holding deposit is sometimes collected before signing.

Is a holding deposit before signing legitimate?

It can be, if there is a signed, written agreement stating whether it is refundable and how it applies to move-in, and you have verified the landlord and unit.

What if a landlord insists on a deposit before any viewing?

That is a common scam pattern. Insist on a tour and a signed lease first, and refuse untraceable payments.
