RENTALSPROOF / REPORT EXAMPLE

Home HunterA focused apartment shortlist

An illustrative search with three fictional candidates. Compare stated rent and bedroom counts, read the source excerpts, and see unresolved preferences without mistaking them for confirmed matches.

Evidence and explanationsPractical next steps

Example report. The listing, amounts and quotes below are fictional and shown for illustration only. This is not a check of your property or a live rental shortlist.

Your review at a glance

This example uses a monthly rent range of $1,800 to $2,500 and a preference for at least two bedrooms, parking and pet accommodation. The candidate cards show which details are explicitly stated. No unit in this demonstration is a live rental, and none of its availability or amenities has been independently checked.

1

Start with evidence, not a score

Compare the quoted rent and bedroom details. No candidate is given a safety verdict.

2

Confirm the complete cost

The difference from the rent ceiling is not a calculation of disposable income or total affordability.

3

Check the remaining preferences

Parking, pet rules and live availability still require confirmation.

A neighborhood preference is not proof that a source-listed address fits the renter's intended area. In a paid search, candidates are checked against the requested city and the source evidence available for each listing.

An omitted amenity remains unknown. It is not marked as present simply because the renter asked for it.

Compare the total cost, not just rent

Guidance for evaluating candidate rentals. No missing fee has been estimated or silently treated as zero.

  • Request recurring charges for utilities, parking, pets, amenities and required insurance.
  • Separate the deposit and other one-time amounts from recurring monthly charges.
  • Check whether a concession changes the rent after an initial period.
  • Confirm that the advertised amount refers to the exact unit and lease length you need.
  • Compare written all-in quotes on the same basis before choosing a candidate.
06

Questions for each advertiser

Use the same questions across candidates to make the answers easier to compare.

  1. Is this exact unit currently available, and what is the earliest possession date?
  2. What is the complete itemized monthly cost and total amount due before move-in?
  3. What are the parking arrangements and any separate charges?
  4. What pet restrictions and charges apply to the specific agreement?
  5. Who will sign as lessor and how can I independently confirm their authority?
  6. Can I inspect the exact unit and review the full proposed lease?
07

One included Full Listing Report

The paid Home Hunter package includes one Full Listing Report for a candidate you select from your private delivered shortlist.

Use the comparisons and open questions to choose a candidate worth a closer look. The private report contains the selection action; there is no selection or purchase to make on this public example page.

The included review examines the selected listing material. It does not turn the shortlist into verified live inventory or independently prove identity, ownership or rental authority.

08

Sources, coverage and search limits

This demonstration shows three fictional candidates, not a promise of three results for every search.

Paid searches can return up to 10 candidates when supported by evidence and the submitted criteria. The number of useful results depends on the location, budget, source accessibility and information actually available.

Sources may change after retrieval. Revisit original listings and confirm availability before applying or sending money. The example does not establish market averages, neighborhood safety, school quality or commute times.

Your own situation. Your own evidence.

This example explains the format. Your result depends on the material and source evidence available for your request, with unknowns kept visible.
